About Tinley Manor Beach House
Tinley Manor Beach House is a three-bedroom self-catering house, in Tinley Manor. 5 kilometers North of Salt Rock. (12 kms North of Ballito)
All of the bedrooms have double beds and the master bedroom has an en-suite bathroom with a bath tub. The two other bedrooms share a bathroom. The kitchen is fully equipped. Two dining areas and a lounge complete the living area. There are stunning ocean views from the lounge and patio and a ten-person Jacuzzi on the patio.
Tinley Manor has one of the best beaches on the Dolphin Coast. Tidal pool area for kids, Life guards on duty at main beach. Very popular fishing beach.
Big area for children to play and walking distance to the beach.
Availability and Pricing

A 50% deposit is required to secure the booking and the remaining amount and security deposit is required at least seven days prior to occupation of the house. Refundable breakage fee - R1,500 for up to four nights and R2,500 for more than four nights. Please note, at least 24 hours notice is required for bookings.
Additional 2 people could stay at the house (8 people max incl children) at a surcharge of R 100 per person / per night. Please provide own mattress and bedding.
MINIMUM NIGHTS STAY:
All bookings require a 2 night min stay, Easter min 4 nights, Dec and Jan min 5 nights.
BREAKAGE DEPOSIT, to be refunded to you:
R1500 for any booking up to 4 nights
R2500 for a stay of 5 nights or more
The caretaker may access the house at any reasonable time of day. Please report any breakages or missing items. Please point out anything you see that is broken to her during your stay to avoid misunderstandings after your departure. Please email us with your banking details once you have departed and we will transfer your deposit back within 2 days.
The property has magnificent sea views and the beach is only approx 3 minutes walking distance from the house.
At the bottom of the driveway
Turn left and you will get to the main beach with the tidal pool. There is also a big parking area available if you prefer not to walk.
Turn right and you can walk to the quieter part of the beach where people usually walk their dogs. There is no parking area available for your car.
SHOPS / RESTAURANTS:
Tinley Manor is a very small and quiet little town. It offers one Indian Restaurant and two tea rooms. Your grocery shopping would have to be done in Salt Rock (Tiffany Centre abt 5kms from Tinley) Ballito or Stanger which are approx. 10 kms from Tinley.
The Compact DSTV bouquet is provided. Please bring your own decoder and card if you would like the full DSTV bouquet (a PVR decoder will not work as it has 3 plugs). A DVD player is available but there is no stereo system for CD’s.
Your pets are welcome. The property is partially walled and partially fenced so even small dogs should be safe at the top living/ outside area. Please do take note that the top area is mainly tiled and not big enough for larger dogs to be comfortable in over a longer period of time as they would not have enough space to run around in. Please kindly keep all pets off the beds and furniture.
The house has 3 bedrooms and is equipped with basics for 6 people (bedding, chairs, crockery, cutlery etc.) Should you have people visiting during you stay, please keep in mind that you would need to bring your own additional items. Please note that there is no washing machine, tumble dryer or dishwasher at the house. You are welcome to ask the caretaker to do your dishes / washing / ironing during your stay and pay her directly. Air-conditioners are available but only in the bedrooms. The main Air-conditioner in the lounge is out of order.
ITEMS OF PERSONAL USE:
Such a beach towels, bath towels, toiletries, toilet paper, tea/coffee etc. are not provided.
CLEANING AND COOKING:
Included in the rate is a basic daily servicing of the house between 9am and 12pm.
Should you wish for Precious to wash or iron your clothes or work longer hours, you can arrange above with her directly and pay her an hourly rate of R 20.00. She is a fantastic cook and great with children as well.
Please note that the caretaker has to be allowed daily access to the house between 9AM and 12PM We do not allow functions or loud music as this would disturb the neighbours. A maximum of 8 people are permitted to sleep at the house and a maximum of an additional 2 day visitors at any given time.
The Jacuzzi is to be filled/ emptied by the caretaker. Due to the current drought we are experiencing in KZN, the Jacuzzi water can only be replaced every 5th day. Very sorry for the inconvenience! No bath products or sunlight soap are allowed in the Jacuzzi. The heater and jets can run for 4 hours at a time (2 hours break in between).
During the cooler months (April – October), when the water and ambient temperature is below 22 degrees, the water will not heat up sufficiently for use. Please keep this in mind as we know that the Jacuzzi is a drawing card for tenants and we would like to avoid disappointment.
All though we have been lucky enough to not have had any security issues we would still recommend you lock up the house before you go to the beach and park your cars in the garage at night. If you have any visitors and therefore more than 2 cars, please park close to the wall so the car is not visible from the road.
ELDERLY OR DISABLED:
This property is on a hill and therefore has stairs inside the house to get from the garage to the main living area as well as a very steep driveway. Unfortunately it is not suitable for elderly people who are not able to climb stairs or people in wheelchairs.

Less than 30 days prior to arrival = no refunds

We are happy for you to check in earlier or depart later when possible. You can confirm this with us approx 2 days prior to your arrival.
Unfortunately there will be no refunds or reductions in rates for influences beyond our control such as general power outages or water shortages in the area, bad weather etc.
We will take the receipt of your deposit as confirmation that ALL the above info has been read, understood and accepted.
The caretaker will open for you. Please hoot once you have reached the top of the driveway.
