Covid Safety Approved: Cleanliness is high on our priority list. After each tenant check-out, an enhanced cleaning routine is carried out with extra care to disinfect frequently touched surfaces and bed linens are laundered, etc.

TERMS AND CONDITIONS

It is our goal to make your stay amazing. However we are not the Ritz Carlton Hotel and you are paying the budget rates of a ”self-catering studio apartment”, so please don’t compare us to an establishment that costs 3 or 4 or even 10 times more. Besides, we offer an arguably better experience than a hotel does - it’s cleaner, more comfortable, homely, and in a better environment. All this on a ”best price guaranteed basis.”

The Host reception hours are between 5:00 and 17:00 Any messages from guest to host, that are left outside of these hours, will be answered when the office re-opens. Should it be an emergency, the guest needs to contact the host as well as the Estate Security at the main gate.

Residents are obliged to comply with the Homeowners Association Rules and especially pay consideration to the well being of other residents. It is a peaceful quiet neighbourhood. No music or excessive noise, day or night. No parties, not even really quiet ones, events or get-togethers are allowed to take place on the property. The neighbourhood is very quiet and the Estate security carries out patrols to keep it that way. Should a party or similar event be hosted, guests can expect to be shut down and face consequences. A noise curfew is in place to alleviate this problem.

Only the guests noted in the booking are allowed on the premises unless otherwise pre-approved by the apartment management, which should be applied for prior to arrival. Unregistered guests are not covered by the insurance. Anyone who does not follow these procedures will not be allowed access to the property. The number of overnight guests cannot exceed the maximum allowed for the unit, which is 2 persons. There is a biometric access system in place and guests also acknowledge and agree that approved guests provide management with documentation verifying identities such as passport, ID and other information.

There is allocated off-street parking. Should the guests have 2 cars, it would necessitate parking in tandem.

No housekeeping or cleaning is provided during the stay unless requested, which will come at an additional cost. That responsibility belongs to the guest. The establishment is within their rights to enter the apartment should it be necessary, to undertake maintenance, cleaning or just to carry out inspections.

It is the responsibility of the guest to undertake all their laundry requirements including bed linens and towels.

This is a self-catering studio apartment. No meals or refreshments are provided. The private kitchen includes ample counter space, a double sink with mixer, a fridge, 2-plate stovetop, a microwave oven, toaster, kettle, blender, microwave cooking containers, pots, glassware, crockery, cutlery, Tupperware, cutting board, sharp cutting knives, corkscrew, bottle opener and can opener, sponge scourer, dishwashing liquid soap, dish drying towels and swabs, dish drying rack, rubbish bin, broom and dustpan, etc. If the amenity is not listed, it simply means that it is not offered. Non-stick frying pans are available at a cost of R250.

The kitchen should be kept grease-free at all times failing which, additional cleaning costs will be incurred. In the same vein, all dishes and surfaces must be kept clean at all times including before check-out.

If guests use the braai facilities, the area and utensils are to be cleaned. All food scraps and bones are to be placed in the bin provided.

Everything the tan-in-a-bottle touches turns orange. If guests wear fake tan they are required to bring their own linen as any linen stained by fake tan will incur replacement costs.

Guests will be responsible for the cost of replacing linens stained by blood. Bloodstains - blood and certain other stains cannot be removed. Please inform the host of any damage marks caused by any substance before checking out.

It is the responsibility of the guest to undertake all their laundry requirements including bed linens and towels. Guests are accordingly requested not to eat in bed.

Guests are required to switch off lights when leaving the apartments;

No pets are allowed.

Check-in from 3.00 PM to 7.00 PM. For security purposes, all guests and their respective travelling partners are required to provide proof of identification through ID verification on arrival. Photos will be taken of guests without masks and a photo of IDs will be verified to match. There are normal biometric access control procedures in place. In order to check-in, all guests must complete this process at the apartment before 19;00 on the day of arrival. There is also a hand scanning procedure to ensure ease of access at the security boom gates.

Check-out no later than 10;00. Please do not overstay past the designated check-out time as the cleaners need to prepare the apartment for the next guest. Late check-out arrangements are not allowable under any circumstances.

Any guest who is still in their apartment after 10:00 will be charged for an extra night. If guests overstay by more than 2 hours, management reserves the right to enter the apartment, remove any belongings, change the locks or lock codes and take further action as may be necessary or appropriate. Guests may be liable for any associated costs and for additional fees of up to 150% of the effective daily rate of the stay for each day, full or partial, that is overstayed, as well as any other related damages, fees, costs or expenses incurred for example relating to the loss of a subsequent guest reservation or booking alternative accommodations for any part of the time overstayed.

Smoking in the apartment or outside in public areas is prohibited by law. This includes but is not limited to, nicotine, tobacco-derived products and/or cannabis-derived substances including vaping and e-cigarettes; breaking this rule will incur costs to rectify damages, plus a cost to eradicate the smell by professionals. Should guests break this rule, they will be asked to leave immediately. The accommodation caters exclusively for non-smokers and likewise attract tenants who are averse to tobacco.

The establishment is not responsible for any fibre outages, electricity outages, water outages etc. or any other disasters beyond their control. Guests are advised to have their own data supply in case of a rare maintenance issue.

Management provides an optional, reliable hotel-quality laundry service to guests at competitive rates. Outdoor washing lines are supplied for hanging out towels etc. on a daily basis. Guests are not to hang laundry on the balconies or decks or inside the apartments. There is also a laundromat in Flamingo Mall, adjacent to the Estate.

Guests are forbidden to wash laundry in the bath or shower and they are not to hang wet items out to dry in the apartments.

It is the responsibility of the guest to undertake all their laundry requirements including bed linens and towels.

As a self-catering establishment only an initial supply of certain consumable household supplies and toiletries, for example; toilet rolls, shampoo, hand soap, shower and bath soap, dishwashing soap, Domestos, Handy Andy and pot scourers. No top-ups are available. When supplies run out, the guest would then revert to their own supplies.

Linens and kitchenware are supplied for guests' use during their stay. Any such items that are removed from the apartment will be charged to guests in accordance with the Terms and Conditions.

The use of any amenities is at guests' sole risk. Guests younger than 18 years must be accompanied by an adult when using any amenities and other common areas.

The inventory is noted and described in the text and photographically on the web page listing and also in this document. These should be left in the same condition at check-out. Guests must notify management in writing of any damage to the apartment or any of its contents which occurs during the stay, even if guests regard the damage as minimal or normal wear and tear, or if guests do not believe the damage is their fault. If guests do not notify management of any such damage, those guests will be responsible for such damage in accordance with the Terms and Conditions.

The following are prohibited:

Disturbing neighbours or invading their privacy or security;
The use of illegal substances or activity;
Having dangerous or hazardous items e.g. those that may increase the risk of fire or explosion such as candles or lighters;
Having firearms and other weapons;
Placing of obstructions, signage, garbage, food, or personal items unattended outside the apartment;
Creating unsanitary conditions inside the apartment e.g. generating excessive rubbish or offensive odours, or attracting pests;
Excessive rubbish is to be placed in the municipal bin situated adjacent to the wash-lines outside.
Making any change, modification, alteration, or addition whatsoever to the apartment or its contents, including moving furniture around;
Using the apartment for any purpose other than for personal accommodation.
