If cancelling 14 days before arrival, forfeit 100% of the booking total. If cancelling 999 days before arrival, forfeit 75% of the deposit.

RENTAL AGREEMENT / TERMS AND CONDITIONS POLICY
BOOKINGS:-
a) Booking will be confirmed upon receipt of a 50% deposit of the total accommodation cost, the deposit is payable within 48 hours after booking is made.
b) The reservation/booking dates will be held for a maximum of 48 hours ahead of receiving the deposit.
c) The balance of the total accommodation, including a refundable breakage charge of R5000., shall be payable 14 working days prior to arrival.
d) Short notice bookings - the total accommodation amount including the refundable breakage deposit of R5000, shall be paid within 24 hours/payable immediately.
e) All rates and amounts are in South African Rand.
f) Electronic Funds Transfer (EFT) or a direct bank deposit is acceptable to the bank account detailed with this booking.
g) Receipt of the deposit payment binds the guest, owner and property manager to this rental agreement.
h) Should you, wish to cancel your booking for a valid unforeseen reason after deposit has been paid, we will make every effort to re-let the accommodation for the period booked.
If successful we will refund your deposit less a 25% handling fee, however if we are unable to re-let the accommodation, the cancellation condition policy shall apply as set out herein.
PHOTO/STILLS & FILM SHOOTS: -
a) Different rates apply to events, photo/stills and film shoots - on request only.
CANCELLATION POLICY: -
a) 15 days or more prior to arrival forfeits 75% of the deposit payment.
b) 0 to 14 days prior to arrival forfeits 100% of the total accommodation payment.
ARRIVAL AND DEPARTURE: -
a) The accommodation is available from 14h00 on the day of arrival. Guests are to confirm their estimated time of arrival.
b) On arrival, guests are to sign in at the security gate/boom. Should you wish to arrive later than 17h00; prior arrangements need to be made.
c) The property manager or host will meet you at the house for a short tour and key handover.
d) Once the keys have been handed over guests may come and go as they please.
e) You will find a selection of attractions, activities, services and facilities within the surrounding areas, which are detailed in our guest instruction manual.
f) The accommodation must be vacated by 10h00 on the day of departure.
g) A late check-out is subject to availability and can only be confirmed on-site on the day of departure. Should you wish to guarantee a late check-out, you would be required to book an additional night.
h) Guests shall be held liable for any incidents at the property should the keys not be strictly handed over to the property manager or host.
i) On departure, please ensure that the house and all the doors are properly locked up and the burglar alarm is activated. Kindly arrange with the house manager to hand over the key and the remote.
OCCUPANCY: -
a) The number of persons occupying the property is not to exceed the maximum number stated in the property description or as stipulated at the time of making the reservation as per the booking form and invoice. Should the number of people exceed the number stated, you will be charged, or excess guests will be asked to leave.
b) Only guests whose name appear on the invoice will be permitted on the Guest House premises. Any unauthorised persons that was not originally booked for, will be fined at a premium rate of R2000. per person.
c) All guests must act and behave in a reasonable manner and have consideration for the neighbours in the area. The proprietors reserve the right to terminate the let of the property if the guests or any person/s occupying the property, causes a disturbance or nuisance that may upset the peace and tranquility within the neighbourhood
d) Music and noise levels are to be kept down to a level that is acceptable to all residents within the area and the development.
PETS AND SMOKING POLICY: -
a) Non-smoking establishment. Smokers are requested to make use of ashtrays and “bud buckets” outside at all times.
b) No candles are permitted at the Silver Bay Villa.
c) Unfortunately, no pets are allowed.
BREAKAGES: -
a) The guest and all persons occupying the premises, undertake to keep all furniture, all soft furnishings, fixtures and fittings and all other electrical items in and around the premises in the same state and condition as at the commencement of their stay.
b) Guests undertake to leave the house in the state of cleanliness as when they arrived.
c) Any tampering or interference with the TV and DStv settings, wiring or rewiring of the amplifier will result in a call out charge.
d) Kindly report any or all damages and breakages that may have occurred during your stay.
e) The proprietors of Silver Bay Villa shall be compensated by the guest / applicant for any damages and breakages as well as any excess cleaning that is required. Sole interpretation in the event will be made by the proprietors and the property manager.
ASSIGNMENT OR SUBLEASE: -
a) The guest shall not assign or sublease the property or permit the use of any portion of the property by any other person/s who are not family members or guest of the guest and included within the number of and as permitted occupants under this agreement.
b) The property shall not be used for any other purpose aside from residential self-catering accommodation.
c) Special functions, events, photo/stills and film shoots are not permitted without prior arrangement.
