General Terms and Conditions Relating To Bookings:


The "Services" provided and invoiced by Modern Home includes, but is not limited to, the reservation of a unit for a specific date for a particular customer(s) and/or providing the agreed upon unit and additional services as confirmed on the invoice. To avoid any misunderstanding, a booking confirmed by a voucher, prepayment or emailed invoice constitutes a binding contract.

1.) Cancellation Policy:

One Month (30 days) before arrival date: 100% of deposit is refundable.

One Week (7 days) before arrival date:

50% of deposit is refundable.

3 Days before arrival date: 25% of deposit is refundable.Less than 3 days: 0% of deposit is refundable.

No refund after arrival.

Credit will be held in case of an emergency that may lead to guest cutting stay period short, for example death in the family.

None refundable price includes, but is not limited to, discount prices. Conditions of obtaining this price is 100% prepayment of the duration of the stay when making the reservation.

In case of a No-Show, the establishment will charge a cancellation fee of 100% of the booking price for the accommodation and will cancel the reservation.


2.) Bookings:

Note: That a Voucher is only a confirmation that the unit has been reserved. Proof of Payment (Final Audit Report/Customer Payment Report) from a Banking Institute (Standard Bank/FNB/ABSA/Nedbank) of the full invoice amount must be sent directly to the email provided on the invoice to the establishment in order for us to check guest in.

Accommodation prices apply at the time of the booking.

Full amount payable 3 days in advance to confirm reservation.

Please note, we do not accept any cheques as payment.

We are strictly prepayment. Billbacks/Government Orders are not accepted.

All accounts to be settled before arrival.

No minor under the age of 18 years will be allowed to book/stay at the establishment without adult supervision.

Check In Time: 14h00 - 22h00

Late Check-In's to be arranged before arrival when making the bookings - R100 call out fee will be incurred.

No Check-In's after 23h00 without prior arrangements.

Check Out Time: 10h00

If the unit is not vacated by check out time, guests will be charged for an additional day.

Changes made to the confirmed booking(s): Administration fee of R50 will be levied to each change request on confirmed reservations, including name changes if a replacement invoice is required. The admin fee will be added to the new invoice.

The T&C of this booking are deemed to be accepted on receipt of the voucher, purchase order, emailed confirmation or invoice.

To qualify for a discounted price, the stay duration must be 10 days or more.

Key Deposit and Breakage Fee of R 200 will be charged for guests that stay more than 10 days - which will be refunded, in full, 2 days after checkout if everything is in order: No malicious breakage of property/furniture and return of key/remotes (undamaged).

No Breakage or Key Deposit will be charged for guests staying less than 10 days.

Minimum Stay Duration: 1 Day


3.) Rates:

1 - 2 People Per Unit : R 1200 per night

3 - 4 People Per Unit : R 1500 per night

0 - 5 Years : Free

5 - 13 Years : R 200 per child additional


4.) Rules and Regulations:

4.1) Smoking:

No smoking, of any kind, is permitted inside the unit - please make use of the outside facilities.

We reserve the right to cancel any booking due to violation of smoking inside the Units Rule without a refund.


4.2) Pets:

Pets are allowed with prior arrangements. Dogs/Cats must have their own beds and should be house trained.

Owner is liable for any damages/breakage to property and furniture cauced by the pet.

Pets must be kept inside the Unit premises at all times.

Owners are obligated to clean up after their pets.

Modern Home, Owners/Managers and Staff will not be liable for any damages/injury, but not limited to, caused by the pet during the duration of the booking period.


4.4) Noise:

Out of respect for neighbours, noise level should be kept to a minimum.

No noise after 22h00. We reserve the right to cancel any booking due to violation of the Noise Rule, without a refund.


5.) Liability and Breakage:

ALL GUESTS ENTER THESE PREMISES AT OWN RISK. All vehicles parked at their own risk.

The Owners/Management or Staff of Modern Home are not liable or do not accept any responsibility for any lost, stolen or damage done to any guest's property.

Any damage to the property or its content should be reported immediately to Owners/Management or Staff. If guests fail to do so, they will be held liable for any damages, stolen items to/of the property or content.


6.) Safety:

For the safety of all our guests, the following applies:


The main gates at the entrance should be closed at all times. Please let the gate close behind you before continuing into the property.

Please make sure you lock all doors (front and side) of the unit during the day and especially at night.

Unauthorized persons/visitors are not allowed on the premises without prior concent of the Owners/Managers.

Only guests whose names appear on the invoice will be permitted on the premises. Any unauthorized persons that were not originally booked and paid for, will be liable for the outstanding balance as per establishment billing.

Our guest's safety is our top priority and should you not comply with these rules, guests will be expected to settle the FULL account and leave the premises immediately.

When logging into your personal account (Netflix, Dstv, Prime Video), please remember to log out before departure date.


7.) Laundry Facility and Cleaning Services:

Cleaning Services can be provided on prior arrangements (a day before or when making the booking) at an additional cost.

Cleaning Services (without prior arrangements) will be done before arrival and after departure.

Cleaning Services Additional Cost Per Day: R 150

Guests are allowed to operate the washing machine at their own risk.

Note: We do not provide any washing/cleaning chemicals for the unit.

10.) The Right of Admission Reserved:

No persons other than those quoted for, are permitted to share the accommodation. Please avail these terms and conditions to your clients.

The person/individual that makes the initial booking will be deemed the responsible person for settling the account and no third party correspondence will be entered into.


11.) Consent Clause Disclosure or Personal Information:


A. THE CLIENT understands that the personal information given herein is to be used by Modern Home only.

B. THE CLIENT confirms that the information provided by him/ her is accurate and complete. THE CLIENT further agrees to update the information supplied, as and when necessary or if requested to do so, to ensure the accuracy of the above information, failing which Modern Home will not be liable for any inaccuracies.

C. Modern Home has THE CLIENT’S consent at all times to email/sms specials.

D. THE CLIENT now warrants that the information given to Modern Home in terms hereof is both accurate and correct.

E. Modern Home will not share any information, given by THE CLIENT to any third party without prior consent. Information such as, but not limited to: Name and Surname, Contact Information (Cell Number and/or Email), Unit Number
