Important Information

- The 50% booking fee deposit is not refundable.
- Once the final payment has been made (which is due 2 weeks prior to arrival), no refunds will be made.
- If you do not arrive at Ocean Breeze on the arrival day, and no alternative arrangements were communicated to the Owner, the Owner has the right to rent it out to other tenants during this period. No refunds will be given.
- A refundable breakage deposit of R1500 is payable directly to the owner at least 30 days prior to the booking date. The owner will contact the guest in this regard.
- The maximum number of persons (children included) may not exceed the number indicated on your booking confirmation letter.
- This booking only provides you with parking for one vehicle.
- If additional parking is required, it must be requested, and an additional daily fee will be charged.
- Students are only permitted if accompanied by both their parents.
- Additional trailer parking needs to be booked in advance at an additional daily fee. (For this you need to contact the Ocean Breeze Management office)
- Tenants will be held responsible for any shortages due to theft or breakages.
- Faulty TV sets or electrical appliances must be reported immediately to the owners. It will be repaired as soon as possible, but no reduction of rent will be considered for delays beyond our control.
- Failure to abide by the Ocean Breeze House Rules may give rise to eviction from the property by Ocean Breeze Management. No refunds will be paid.
- The client shall, on arrival, indemnify and hold harmless the owner and Ocean Breeze Body Corporate against all claims of whatsoever nature, which may be brought against the owner and Ocean Breeze Body Corporate in respect of damage of whatsoever nature arising from the use of the accommodation or common facilities.
- Please note that no items in the unit may be removed from the unit.
- The cleaning service (excl. Sundays and Public Holidays) includes sweeping/mopping the floors, cleaning the bathrooms and making beds.
- If you want the cleaning staff to do the dishes you can request them to do so at an additional rate negotiated with them.
- Please note that electricity and water interruptions to Ocean Breeze are outside of the body corporate and owner's control. No reduction of rent will be considered if any of these occur.

KEYS:
 You will pick up the keys for Ocean Breeze Unit 37 at the Ocean Breeze Office.
 When you arrive at the complex during normal office hours the gate will be opened by Security.
 Arrival after hours - please make sure that arrangements made prior to arriving.
 Their office hours are Mon-Fri 08:00-16:00; Saturdays 08:00-11:00; Sundays (not open).
 When you depart you need to drop off the keys at the office and will have to exit with SECURITY opening the gate.

HOUSEKEEPING CONTACT DETAILS:
 Please contact the Resort Manager for any queries you might have during your stay at Ocean Breeze Unit 37.

UNIT DESCRIPTION:
 This two-bedroom, two-bathroom unit/flat is fully furnished and includes bedding, cutlery, stove, fridge & freezer, microwave etc.
 Towels, toilet paper and dishwashing liquid/cloths are not provided.
 The main bedroom has a queen size double bed in it and its own on-suite bathroom.
 The second bedroom has a double bed and 2 single bunk bed.
 Guests provide their own towels for bath and beach.
 Please note that no pets are allowed.
 We kindly request that you do not smoke anywhere inside the unit or on the outside veranda.

TERMS & CONDITIONS:
 The maximum number of persons (children included) may not be exceeded. The maximum number of occupants is six (6). In the event of the number of occupants exceeding the specified figures, an overcrowding levy will be charged per day for each additional occupant at a rate determined by the Body Corporate. The overcrowding levy is payable to the Site Manager.
 This booking only provides you with parking for one vehicle.

 Students are only permitted if accompanied by both their parents.

 Both the Security Guard’s register as well as the register in the Site Office must be signed on arrival and the number of occupants correctly entered.
 The flats will be found in a good clean condition on arrival and should be left in a similar condition on departure.
 The contents of the flat should be checked on arrival and any shortages must be reported to the Site Manager within 6 hours.
 No items may be removed from the flat.
 Please provide own waterproofs to avoid damage from bedwetting.
 Any TV set out of order must be reported to the Site Manager as soon as reasonably possible.
 The Owner, Trustees, the Body Corporate and Management of Ocean Breeze do not hold themselves responsible for loss of any property or valuables and all such items should be securely locked away.
 Guests must report to the Site Office for allocation of a parking bay.
 A parking bay for one car per flat is provided. The Site Manager will advise if additional parking bays are available and the cost per day. No unauthorised parking of vehicles will be permitted.
 A trailer must be parked in the designated area.
 Braais are provided for the convenience of guests and no ‘braaing’ is permitted on balconies, patios, or corridors.
 Make use of the showers in front of the complex and do not wash sand off in bathrooms or the swimming pool.
 No diving, splashing or boards allowed in the swimming pool.
 Only swimwear conforming to acceptable standards is permitted in swimming pool area.
 The picking or removal of plants or shrubs is prohibited.
 Playing, walking or climbing on the rockeries or jumping into the swimming pool from the rockeries is prohibited.
 No washing or towels may be hung out over the balconies or windows. Please use the wash lines provided.
 Darts, ball games, etc. may not be played in the flats or passages. No skateboarding or roller blading is allowed.
 No pets allowed.
 Please observe all signs displayed in the complex and consult the pool notice board for any temporary rules.
 Occupants of flats are requested not to create a noise or nuisance or disturbance so as to inconvenience other guests.
 No feeding of feral cats and monkeys.
 Ensure that flats are locked when not occupied.
 The gate between the complex and the beach must always remain locked.
 Number of guest’s visitors will be monitored and restricted by the Site Manager. No parties or functions allowed.
 No glasses at the pool (except plastic).
 Clothing or any other related item is prohibited from being washed in the bath tub, basins, shower and sinks. A few laundromats are available in the vicinity of the resort.
 Arrival time for guests is 14h00 on the date of arrival.
 Guests must vacate the flat by 10h00 on the date of departure.
 Keys are to be deposited in the slot provided in the Site Office door.
